A waterfront city beside the Dubai Creek
Dubai Creek Harbour is a joint master development between Emaar Properties and Dubai Holding, built along Ras Al Khor Road on the historic Dubai Creek. At roughly 6 square kilometres, it is larger than Downtown Dubai, and is planned across nine districts — the Island District, Canal District, Business District, Park North, Central Park, Park South, Retail District, Sanctuary District and Urban Core — though today's live inventory is concentrated in a handful of active sub-communities: Creek Island, Creek Beach, Creek Gate and the Harbour Views / Creek Horizon towers.
The setting is the draw as much as the address. Residents look out across the water to the Burj Khalifa and Downtown Dubai skyline on one side, and the protected Ras Al Khor Wildlife Sanctuary — home to flamingos and over 450 recorded bird species — on the other. The operational Creek Marina anchors the waterfront with 81 berths, a yacht club, a boardwalk and dining, and the wider community adds parks, schools and retail as each phase completes.
Why investors and end-users keep coming back
- Single-developer execution. Nearly all delivered and active off-plan supply is built by Emaar directly, the same developer behind Downtown Dubai and Dubai Marina — a track record that matters for handover confidence.
- Genuine waterfront positioning with unobstructed Downtown skyline views from the Creek Island towers, and beach-style living at Creek Beach.
- Connectivity — roughly 10 to 15 minutes by road to both Downtown Dubai and Dubai International Airport via Ras Al Khor Road.
- Track record on yields. Completed towers here have reported rental yields around 5.9%–6.1%, competitive with Dubai's most established waterfront communities.
